 searches made by others five cents are charged for each return, and every lis pendens

 Fourth. — All tax searches have the bills for unpaid taxes, assessments or water-rates attached. 
 Fifth. — A fixed price for the information and blanket searches. On short period searches an 
 
 exact estimate of the price will be given. 
 Sixth. — Additional instruments returned affecting the premises whether made by parties searched 
 
 against or not. 
 Seventh. — Search guaranteed to lawyer or client or both. 
 Eighth. — No charge for one or more continuations of blanket search made within ten days of date

 Ninth. — No names needed on information search. / 
 
 Tciith. — Names, but no separate periods, needed on blanket search. In this search the lawyer 
 
 gets in reality a full Register's and County Clerk's search against each name for the 
 
 whole period. He also gets an unlimited tax search. 
 Eleventh. — In short period searches, names and periods are given, but the cost is one-half of the 
 
 official fee and at least twenty per cent, less than the cokt of any searches made by others. 
 Twelfth. — Judgment and tax searches are made for seventy per cent, of the official fee.

TAX REGISTRATION. 
 
 The Title Guarantee and Trust Company has succeeded in making a very accurate tax 
 plant on a plan similar to that followed in their locality index of conveyances and mortgages. 
 
 This enables the Company to furnish a tax search which is far more accurate, and at the 
 same time much less expensive, than that under any previous system of tax searching. 
 
 The Company has now arranged for the registration, on their books, of any piece of property 
 in the City, and when this is done the Company agrees to furnish, annually, a search showing all 
 taxes, assessments and Croton water charges that have been put upon the property for the year, 
 together with the proper bills, which, before delivery, are also verified by the Company's agents. 
 This avoids the inconvenience of making a personal application at the Tax Ofifice for bills 
 and the anxiety that one naturally has to know whether the bills so furnished are correct, 
 and also the disgust with which one generally learns of an assessment a year after it has been 
 levied and interest has begun to run on it. 
 
 Our charges for the above services are as follows : 
 
 For registering a single lot on our books and making full search from the first of the 
 preceding September, and obtaining correct bills and notifying of all assessments, taxes or Croton 
 water charges which may become liens upon said lot within one year from said first of September, 
 and in addition to the above, attending to the payment of any such liens, . . $2.00 
 
 For an annual repetition of said services, . . . . . . . . 2.00 
 
 Our fee for searching for back taxes is as follows :

The Title Guarantee and Trust Company has had prepared for its own use and that of the 
 lawyers of the City of New York, the following simple and comprehensive Key to the Block Index 
 System, which went into force in this city on the first day of January, 1891. 
 
 Everything that is of importance in the large published maps, will be found in this little 
 book. 
 
 There will also be found the divisions of the city into wards, and for greater accuracy, 
 opportunity has been taken to describe the different wards according to their street boundaries. 
 
 The maps used were especially made for this Company, and it is well to note that those on 
 pages I to 25 inclusive, are photographed from maps drawn on a scale of 400 feet to the inch, 
 while those on pages 26 to 30 inclusive, are photographed from maps drawn on a scale of 600 feet 
 to the inch.

BLANKET SEARCH. 
 
 Our Blanket Search gives an unlimited tax search and full searches in all the offices 
 against each name. 
 
 Our fee in New York County is $15.00 plus 50 cents a year. In Kings County 
 $10.00 plus 40 cents a year. 
 
 For instance, a blanket search against one lot from 1865, including an unlimited tax 
 search, and full searches against nine names in all the offices will cost $27.50 in New York 
 County, and $20.00 in Kings County. 
 
 The name Blanket Search accurately expresses the difference between this search and 
 all other kinds of searches. It can be made only by a Locality Index such as this 
 Company alone possesses. The use of the term applied to any other search is a misnomer. 
 The particular distinction of our Blanket Search is a complete locality search against the 
 property and at the same time a search against each name for the entire period covered by 
 the search. Only such lis pendens as affect the property are returned.

INFORMATION SEARCH. 
 
 The Information Search covers as many years as may be desired, each year costing ten 
 cents. It gives any conveyance which the locality index contains, affecting the property. It has 
 been found very useful in bringing out the early title, and indispensable where you cannot obtain 
 an abstract, and very comforting as an extra precaution against double chains of title and other 
 pitfalls where you have full name searches and abstract. 
 
 Made against any lot whether previously examined or not. 
 
 There is an initial fee of two dollars, with a charge of ten cents a year for the period 
 covered ; for instance : 
 
 One year, $2.10 
 
 Ten years, - - 3.00 
 
 One hundred years, .... 12.00 
 
 No names needed, simply a diagram of the property. Frequently the street number is 
 sufficient. One-half of this fee is rebated if you put in your regular searches to us for the same 
 period, and for a shorter period a proportionate rebate.

 PRESENT OWNER. 
 
 The Title Guarantee and Trust Company also furnishes, upon a half hour's notice, the last 
 recorded conveyance of any piece of property in the City of New York, giving the particulars as 
 to the date of the instrument and the date of record thereof and the name of the grantee therein, 
 and the liber and page where the same is recorded, and also the consideration mentioned in said 
 conveyance; and, in addition to the above, an accurate diagram is given of the property conveyed. 
 
 For this service a charge of 50 cents is made for each conveyance given. 
 
 This branch of our work is not generally known to the Bar of the City, and we take this 
 opportunity of calling attention to what has proved to many a great convenience.
